Federal Protected Classes
Under the Federal Fair Housing Act, it is illegal to discriminate in any aspect of selling, renting, or financing housing based on:

Protection for all religious beliefs, practices, and affiliations

Virginia Protected Classes
The Virginia Fair Housing Law provides additional protections beyond federal law. In Virginia, it is also illegal to discriminate based on:
- Elderliness: Age-based discrimination (55 years or older)
- Source of Income: Including housing vouchers, Social Security, and other lawful income
- Sexual Orientation: Explicitly protected under Virginia law
- Gender Identity: Protection for transgender and gender non-conforming individuals
- Military Status: Protection for active military and veterans
Prohibited Housing Practices
It is illegal to take any of the following actions based on protected characteristics:
In the Sale and Rental of Housing
- Refuse to rent or sell housing
- Refuse to negotiate for housing
- Make housing unavailable or deny a dwelling
- Set different terms, conditions, or privileges
- Provide different housing services or facilities
- Falsely deny that housing is available
- Persuade owners to sell or rent (blockbusting)
- Deny access to or membership in MLS or other services
In Mortgage Lending
- Refuse to make a mortgage loan
- Refuse to provide information regarding loans
- Impose different terms or conditions on a loan
- Discriminate in appraising property
- Refuse to purchase a loan
- Set different terms for purchasing a loan
Other Prohibited Practices
- Threaten, coerce, intimidate, or interfere with fair housing rights
- Advertise or make statements indicating limitation or preference
- Refuse reasonable accommodations for persons with disabilities
- Refuse to allow reasonable modifications at tenant's expense
- Fail to design and construct accessible multifamily dwellings
Reasonable Accommodations and Modifications
Reasonable Accommodations
Housing providers must make reasonable accommodations in rules, policies, practices, or services when necessary for persons with disabilities to use housing. Examples include:
- Allowing service or emotional support animals in "no pets" properties
- Providing reserved parking spaces near accessible entrances
- Allowing live-in caregivers when needed
- Adjusting rent payment schedules to align with disability income
- Providing documents in alternative formats (large print, audio, etc.)
Reasonable Modifications
Tenants with disabilities have the right to make reasonable modifications to their living space at their own expense. Examples include:
- Installing grab bars in bathrooms
- Widening doorways for wheelchair access
- Installing ramps for accessibility
- Modifying kitchen cabinets and counters
- Installing visual alert systems for hearing impairments
Advertising Guidelines
All real estate advertising must comply with fair housing laws. Our advertising practices include:
- Display of Equal Housing Opportunity logo or slogan in all advertising
- Use of inclusive language welcoming all protected classes
- Avoiding discriminatory phrases or preferences
- Using diverse models in marketing materials
- Ensuring accessibility of digital advertising
- Training agents on HUD's advertising guidelines
